Home Watch Checklist

Expect detailed reports with photos highlighting any concerns, along with snapshots to reassure you that everything is in great shape. Using time-stamped technology, we guarantee our presence at your home when promised. Typically, you'll receive your report promptly on the same day, and we'll always reach out immediately for urgent matters.

Our aim is to provide you with peace of mind, offering personalized services that go beyond standard inspections:


  • Conduct a 360-degree walk around the property.

  • Verify that the water meter at the street is not running.

  • Inspect for signs of vandalism, burglary, or theft.

  • Check for any noticeable erosion or drainage issues.

  • Ensure exterior lights are operational.

  • Look for any signs of roof damage from ground level.

  • Inspect gutters for obstructions from ground level.

  • Check soffits and house siding for cracks or damage.

  • Evaluate windows for cracks and integrity.

  • Examine window screens and enclosures for damage.

  • Clearing newspapers, flyers, packages, and debris from the front walkway and patio, and sweeping or blowing debris as needed. 

  • Scrutinizing for signs of pests or rodents both indoors and outdoors. 

Lawn and Garden:

  • Monitor water spigots/hose bibs for leaks.

  • Assess the lawn for signs of insect infestation, fungus, or watering issues.

  • Inspect trees, plants, etc., for signs of pests and over/under-watering.

  • Verify correct settings on the irrigation controller.

  • Test the irrigation system for malfunctioning sprinklers or leaks.

  • Ensuring landscape upkeep is completed and reporting any distressed plants or weed infestation.  


  • Test the alarm system to ensure proper functioning.

  • Inspect for signs of mold, mildew, bugs, and rodents.

  • Test smoke alarms and replace batteries as needed.

  • Check that all windows are closed and locked.

  • Verify the garage door is closed and locked.

  • Examine window frames and sills for water damage.

  • Investigating for signs of leaks and water damage.  

  • Examining breaker panels. 

  • Ensure all house doors are locked.


  • Check doors for signs of water damage.

  • Flushing toilets to replenish P-traps in sinks and showers. 

  • Run faucets to lubricate seals and maintain trap integrity.

  • Flush toilets to lubricate seals and prevent odors and insects.

  • Perform monthly leak checks using blue dye tablets in toilets.

  • Inspect under sinks and behind toilets for water leaks.

  • Check the water main valve for leaks.

  • Assess the hot water heater for leaks and rust.

  • Look for signs of water damage on ceilings.

  • Wipe sinks after use to prevent rust stains.

Air and Heat:

  • Verify proper functioning of HVAC systems, water heaters, and all household systems. 

  • Check AC temperature and humidity levels.

  • Ensure proper airflow from vents.

  • Inspect AC vents for condensation leaks.


  • Monitor fridge and freezer temperatures.

  • Check ice maker and clean/rotate ice as necessary.

  • Run to lubricate the garbage disposal.

  • Check washing machine connections for leaks.

  • Check and reset appliance clocks after power outages.

  • Short cycle the dishwasher monthly to maintain seals.

  • Operate washing machine. 


  • Verifying that the pool and/or spa are clean, with appropriate water levels and functioning equipment.

  • Ensure the pool water level is above the skimmer and add water if necessary.

  • Clean debris from the pool skimmer.

  • Confirm the pool pump operates during the day only.

Final Checks:

  • Turn off the water main valve.

  • Turn off hot water heater valves.

  • Arm the security system.

  • Send a comprehensive report to you.

Additional Services:

  • Open/close window coverings as required.

  • Check car trickle charger or battery tender.

  • Inspect golf cart tires and battery water level.

  • Operating or moving golf carts/vehicles. 

  • Top off fuel for automobiles.

  • Start vehicles periodically and check battery and tire pressure.

  • Check interior and exterior of vehicles for rodent infestation.

  • Forwarding mail.

  • Watering beloved indoor and outdoor plants.

  • Flush sediment from the hot water heater. 

  • Replace AC filters. 

  • Check and flush AC drain line weekly or monthly.

  • Replacing air filters and smoke detectors as required. 

  • Eliminating unwanted weeds.

Along with our regular inspections, we're happy to assist with any needs that may arise while you're away. From receiving packages to meeting contractors, we're here to make your absence worry-free. Think of us as your personal home caretakers, ensuring everything runs smoothly until you return!

Absentee Home Sellers – Let's work together to keep your home looking its best for potential buyers! Our touch-up service includes vacuuming carpets, sweeping outdoor areas, polishing appliances, and cleaning all things dirty. If there's anything else your home needs, like window cleaning, we'll be sure to let you know. And don't worry, we'll make sure all your lights are shining bright to showcase your property's charm!

New Home Buyers – Congratulations on your new home! If you're not moving in right away, we've got you covered. We'll be your trusted eyes and ears, ensuring everything is in order before you arrive.
